DeepTenant for Claude
The connector lets your assistant use DeepTenant's deterministic checks and keep what it learns in your workspace: screens, documents, notes, and deal outcomes. It works in Claude (web, desktop, and Cowork), Claude Code, ChatGPT, and any client that speaks the Model Context Protocol.
Set it up
You need a DeepTenant workspace (the Free plan works) and permission to add connectors in your Claude account.
- In Claude, open Customize → Connectors and choose Add custom connector.
- Name it DeepTenant and paste
https://deeptenant.com/api/mcpas the server URL. Leave authentication as detected. - Click Add, then Connect. Sign in to DeepTenant and approve the connection.
- In a chat, turn the connector on from the + menu under Connectors.
Claude Code: claude mcp add --transport http deeptenant https://deeptenant.com/api/mcp, then run /mcp to sign in. Clients that send a header instead of signing in can use an API key from Settings → Claude & other AI tools as Authorization: Bearer dt_live_….
The connection acts as the member who approved it, inside that member's workspace only. Disconnect any time from the same Settings page, or remove the connector in Claude.

Tools
Read-only tools run checks or read your record and change nothing. Write tools add to your workspace; Claude asks before running them unless you allow them.
Read-only
- Rent roll vs T-12 collections
reconcile_rentroll_vs_t12 - Annualize the rent roll and compare it to what the trailing-12 statement says was collected; the gap past 5% reads as concessions, vacancy, or bad debt being glossed. Deterministic.
- Reassess taxes at your price
reassess_taxes_at_price - Compute property taxes at the county's effective rate on your purchase price and compare to the OM's tax line. Uses our sourced county table when the city/state resolves; otherwise pass effective_rate_pct from the assessor. Deterministic.
- DSCR at today's rates
dscr_at_current_rates - Re-run the OM's debt assumption at today's FRED 30-year mortgage average and report DSCR at both rates. Deterministic; the current rate is sourced live.
- Compare against your deal history
against_my_history - Compare a deal's going-in cap, price per unit / SF, and expense ratio to the firm's own deals on record (the tenant's deal_history), with counts, medians, and ranges. Deterministic; never pooled across firms.
- Broker document request list
request_list_for_broker - The open document requests for a saved deal (from the scrutiny checks that could not run), as a ready-to-send message.
- Export the lender Excel model
export_lender_model - The live-formula Excel model for a completed evaluation (pro forma or lease economics), as an .xlsx attachment. A lender can change an assumption and watch it recompute.
- List recent deals
list_deals - Recent deals in the workspace with their verdicts (Rapid Screen or Full Evaluation), newest first.
- Get one deal
get_deal - Everything on record for one deal run: verdict, key points, flags, pro forma figures, request items, mode, URL.
- Document processing status
document_status - Where a saved document is in processing: status, the document type it was classified as, how many records were extracted, and anything a person needs to review.
- Search your deals
search_my_deals - Search this workspace's own record by keyword: deal names, cities, notes, outcome reasons, and document filenames. Use it to answer 'have we looked at anything like this', 'what did we say about that seller', or 'why did we pass on the Wichita deal'. Returns run_ids for get_deal and add_note.

- Screen a deal (Rapid Screen)
screen_deal - Run a Rapid Screen on a deal and save it to the workspace: the deterministic OM checks (pro forma presented as actual, rent roll vs T-12, taxes reassessed at the county rate, debt at today's FRED rate, expense baselines, add-backs, comps, exit cap, insurance), the OM letter grade, the pro forma (going-in cap, DSCR, IRR), the deal against the firm's history, a pursue / pursue-below-ask / pass verdict, and the document request list for the broker. No language model runs inside; supply the numbers you read off the documents. Free and unmetered; deepen to a Full Evaluation in the app.
- Save a deal document
save_document - Save a deal document to the workspace: an OM, rent roll, T-12, lease, appraisal, comp sheet, cost-out, or a broker email. It goes through the same pipeline as the app's Import: classified, the numbers extracted into structured records with page provenance, personal data dropped, and it feeds comps, cost-outs, and history. Send text you have (content_text; CSV for tables) or the original file bytes (content_base64 with mime_type). Processing takes a minute; check it with document_status.
- Add a note to a deal
add_note - Save something learned about a deal to its record: seller motivation, tenant intel, a defect, a zoning issue, a financing term, a sub or vendor relationship. Notes are private to this workspace, never pooled, and marked unverified until a person confirms them. Use the run_id from screen_deal, list_deals, or search_my_deals.
- Log a deal outcome
log_outcomereplaces a prior entry - Record what happened with a deal: won, lost, passed, closed, failed, underperformed, or outperformed, with the price and the reason. This is the firm's track record; against_my_history and every future screen compare to it. Use run_id for a deal already in the workspace, or pass the deal facts to backfill a past deal (asset_type, city, state, price, and units or square_feet at minimum).
- Report an issue to DeepTenant
report_issue - Send feedback to the DeepTenant team: a number that looks wrong, something missing, something that broke, or an idea. Use it when the user disagrees with a figure or a flag, and include which deal (run_id) and what the right value is if they know it. It goes to the founder directly.
How the numbers work
No language model runs inside any tool. Your assistant reads the documents and passes the figures; DeepTenant computes with the same deterministic code the web app uses and labels every result Sourced, Computed, or Assumption. A check that can't run for lack of data comes back as a document request, never an estimate. Rapid Screens through the connector are free on every plan. Full Evaluations start in the web app.
Data and privacy
The connector receives only what a tool call sends: deal figures, document text or files you choose to save, notes, and search terms. It does not read your chat history. Everything it stores lives in your workspace, isolated from every other firm, and personal data in documents (tenant and guarantor names, SSNs) is dropped when they are read.
